    I love the floor plan, the structural quality is good, wish design elements was elevated should have vanity lighting about mirrors not in ceiling, cabinets need functional drawers for storage, not happy with shortcut in master tub installation was not plumb right water come in slow.

    Victoria was intimidating and threaten to end the contract due to my questions and concerns I have. I never saw or knew the design center existed until 3 or 4 months after I signed a contract. Not until I spoke with Josh. She lied on several occasions. Was treated much differently than my neighbor. She force me to accept certain items that could have been changed. She treated me as if I didn't deserve to by a new home. She lied about my refrigerator. Never followed up. Haven't heard from her since a week before closing. She made my buying experience horrible. I regret she was ever involved in my dream of buying a home. I didn't recommend a qualified friend because she the listing agent. Afraid of being responsible for my friends experience. Victoria does not fit the brand of Piedmont Residential of the others I have met. Her kurt cold demeanor was very unlike Josh Letcia Marquis Vicki ( customer care) who demonstrates what Piedmont Residential is all about.. They exemplify excellence. ON the other hand Victoria acts with a take it or leave it attitude very much of a matter of fact attitude and will be a liability to JD company someday. Now that I've closed and no longer afraid or threaten to be removed from a contract. I want JD to know who he has on his team. Victoria my my buying experience he'll and full of regrets.

    We like the floorplan of our model, materials used seem normal. We bought post construction and would have made changes to design and options had we built the home ourselves.

    Overall I am happy with the home but there are a few disappointments. Attic ladder in garage is rickety Upgrade the wall paint. It has a chalky residue Master bath door is awkward - would be better if it opened into bedroom instead of against the linen closet. Large wasted space between the entry to the 2 bedrooms off the living room and area of foyer adjacent to living room . Could be redesigned to allow for more usable bedroom space in middle bedroom. Offer an option for child proof knobs on top of gas stove instead of in front.Offer dishwasher upgrade with more options and quieter to account for open floor plan.Enlarge garage to true 2 car space instead of one and 1/2. My compact car just fits - any bigger and I would have to park in driveway.

    (Items Identified Completed?) 2 dented down spouts, unpainted flashing and loose shingle, blemished kitchen drawer and face plate, missing light fixt globe, un-removed fire alarm cover, loose shelving in laundry, leaky shower door, drywall repair in bathroom and foyer, missing caulk along entire seam under microwave and along side wall, gas leak @ hot water heater, 4 schedulings for paint touch ups ( first 3 were no-shows), missing patches of sod.

    My final comment is going to be about the grading of the property. They should’ve built a retaining wall on the left side of my house. The hill is very steep and dangerous to mow. I only see it getting worse over time.

    I am confident that the warranty department will take care of all these issues; their follow-up is excellent. However, the contractors coming to do the warrantee repairs are not so good. There still are about two items on the survival list that need to be completed and some warranty issues from our 30-day walk-through that have not been done yet.

    (Items Identified Completed?) -Multiple cosmetic items, such as wall seams, unpainted areas, bad spackling.-roofing issues-bad French doors in the bedroom and living room-broken windows-missing light switch-attic door not hung correctly-back door not working correctly-bathroom quartz not installed correctly-garage door not painted and had no hardware -defective front door sweeper with daylight coming through-bad gasket in bathroom window- no screens-landscaping sod was not maintained and installed correctly.-trash around the house-fireplace did not work.
